Should one invest in shares of a listed developer?

Magicbricks.com Moderator says: Investment in real estate has gained a lot of momentum in the last couple of years. Buying a plot or an apartment is the most common form of investment in real estate, however there is another breed of investment which is coming up and that pertains to investing in shares of a listed developer. One of our readers is also thinking of investing in shares; however he has concerns regarding the risks involved in this kind of an investment. In this case what advice or suggestion would you give to Anant?

“I want to invest in real estate, but do not wish to possess a plot/flat which I would have to manage. If I invest in shares of a listed developer would I get same returns as I would if I bought a flat/plot? How safe are such investments for small investors like me? How do I choose which is the best company to invest in.

Before investing in any real estate development, one should conduct a complet investigation on the background of individuals involved in the project, track record, history, past return on investment compared to project's projected return on the potential investment. Then compare this project to others in the same area.

It seems obvious to me that if you went through a developer you would not make the same amount as doing it yourself, I'm guessing they would take 8-15% on the deal.

I wish i know the true name of this house owner DP at CZEC colony in Hyderabad. He is bold enough to share his unpleasant experience with this "rogue tenant" in Hyderabad with all of us - net denizens. It is necessary that home owners in general share their views about tenants and their experiences. This would be a warning for all future tenants of the world. i have properties in Hyderabad as well and i had my share of "rogue tenants" as well - some of them truly senior executives and executives who occupy positions of responsibility in good corporations like "KARVE CONSULTANTS" IN HYDERABAD.

DP should do the next logical action and forward this information to Mr Ramachandra Rao's manager at the KARUR VYSYA BANK in Hyderabad. This person has sullied the name of his employer as well and i believe that Employers should be aware of the kind of employees they have - for after all every employee is an ambassodor of the interests of the company he owes allegiance to. I had used this action in informing MY 'rogue tenenats' employer - KARVE CONSULTANTS's MD. true enough, i think this MD spoke with the errant employee and took appropriate action. I am now releaved and feel vindicated.

Hi All,

As there is no common source or platform to publish reviews or share data and info about the tenants that we get as owners, i am considering this mode, just to start over, share and alert all that we can as owners about our last tenants, so that it is useful to other owners.

We construct, buy and decor our homes with so much pain anxiety and enthusiasm, and when we have to leave the place because of the push and pull factors of the job market and assignments overseas, its really painfull to part with your home.

But the anxiety and enthusiasm turns into anguish and frustration, once we let it out to people lile CHAMARTHI RAMA CHANDRA RAO, claims to be a bank Manager in KARUR VYSYA BANK, but indeed is class 4 employee of the bank.

Our Exp

We let our home in Czec Colony to one Mr Rama Chandra Rao a year ago, in all good faith expected they would keep the home good and abide by all the terms of the agreement and the apartment society. And as we realised thru the plight with This Mr Ramachandra Rao Chamarthi, they had turned the home into a hostel for around 4-5 people, and around additional 5 people used to come for lunch and dinner to the place as a mess. The other Residents in the Apartment started complaining about the behaviour and unreasonable guests being seen everyday.

It had come to our notice, while we were overseas, we asked them about the issue, and his wife who is one rude B****, claimed they were her sons friends and come there for combined study. We bought the idea and didnt bother about the repeated complaints from our apartment guys.

But the neighbour with whom we are in touch and few friends there, have been telling us about these again, so we went ahead with a small investigation, and asked a friend of ours to pose as a person looking for shared accomodation, and it turned to be true. We further went ahead and investigated about thier past residence and history, and it was all the more GORY, that they had been vacated by police for running a BROTH** BUSINESS and Hostel . I must say we were lucky here that they ran only a boys hostel unlike their past residence.

And finally when we asked them to vacate, they started reverting back saying saying we will vacate only once we get a good flat, we will tell you once we get etc, although the agreement term was over. SO we had to finally resort to APT Association jumping to picture, disconnecting WATER AND POWER TO our flat and smoking these BASTA**S out.

SO ALL HOME OWNERS IN HYDERABAD BEWARE of this couple CH RAMACHANDRA RAO, and RATNA, they have a daughter and a son, and he would claim to be a manager in KArur Vysya Bank, and talk about his 1 crore property in dispute, so living in apartment or looking for one etc.

Appeal is dont buy trouble and anxiety with these guys, even if you get someone for a thousand less, its worth.
